Every unit is first converted to square feet and then to the target unit, so every row in the table uses the same bigha size.

Worked example

A 300 gaj plot, and 5 bigha of farmland

  1. 300 gaj × 9 = 2,700 sq ft, which is 250.84 m².
  2. 5 bigha in Rajasthan (pucca, 27,225 sq ft each) = 1,36,125 sq ft ÷ 43,560 = 3.125 acres.
  3. The same 5 bigha in West Bengal (14,400 sq ft each) = 72,000 sq ft = 1.65 acres. Same number, very different land.

What the result means

Standard units such as square feet, square metres, acres and hectares have fixed legal definitions, so conversions between them are exact.

Bigha, biswa and katha are traditional units. The state values used here are the ones most commonly quoted, but local practice varies, especially in Uttar Pradesh, Punjab, Haryana, Bihar and Rajasthan. Before buying or selling, confirm the local value with the patwari, talati or land records office, and make sure the sale deed states the area in a standard unit.

Assumptions

  • Biswa and katha are taken as one-twentieth of the selected bigha, which is the usual relationship in the states that use them.
  • Kanal (5,445 sq ft) and marla (272.25 sq ft) follow the Punjab and Haryana standard.
  • Cent and decimal are both one-hundredth of an acre (435.6 sq ft).

Limitations

  • Bigha values are the commonly used ones for each state, not official figures for every district.
  • Some regions use a pucca and a kachcha bigha of different sizes. Use “My own bigha size” when you know the local figure.
  • Results are shown to 9 significant figures; land records may round differently.

Frequently asked questions

How many square feet are in one gaj?

Nine. A gaj is a square yard, and a yard is 3 feet, so 3 × 3 = 9 sq ft. A 100 gaj plot is 900 sq ft.

How many bigha make one acre?

It depends on the state: about 3.03 in West Bengal (14,400 sq ft bigha), 1.6 in Rajasthan with the pucca bigha, 2 in the traditional Punjab and Haryana system, and 5 in Himachal Pradesh.

Why is bigha different in every state?

Bigha grew out of local land revenue systems, each with its own measuring chain, long before national standards existed. Those local definitions are still used in villages and older records.

Is bigha legally valid for property registration?

Registration documents generally record area in standard units such as square metres, square feet, acres or hectares. Traditional units may appear alongside, but you should rely on the standard figure.

What is the difference between a guntha and a cent?

A guntha, used in Maharashtra, Karnataka and Gujarat, is 1,089 sq ft (one-fortieth of an acre). A cent, used in the south, is 435.6 sq ft (one-hundredth of an acre).
